Highland Hills

A campus-wide capital improvement program spanning 55 buildings and 450 occupied units, delivering $3.5 million in capital expenditure that produced more than $4 million in developed equity for ownership. The campus stayed occupied and cash-flowing through the entire program.


Asset Repositioning at Campus Scale

The Pearl

A 64-building occupied campus renovation program, sequenced to protect occupancy and operating income throughout construction. The renovation culminated in the asset's full repositioning and rebrand, from Moss Creek Apartments to The Pearl at Highland Village, with equity realization for ownership exceeding $4 million.

Outlets of Mississippi

Much of this program work was delivered across a multi-year relationship with a single regional operator's portfolio, spanning a 500,000 SF retail campus, restaurant prototypes, office assets, and a professional sports venue. Tenant coordination at retail-program scale. The signature challenge was the "Tetris" project: re-sequencing tenant spaces within a live retail environment, where every move constrains the next and the schedule cannot slip, with design coordinated across multiple national retail brands and their prototype standards.

Prototype optimization for a multi-unit restaurant program. In Tupelo, we delivered the complete project as both architect and builder. In Flowood, we designed the building envelope and its signature porch, and delivered the construction. Each location refines a repeatable prototype so the next one delivers faster, cheaper, and more predictably than the last.
